Frequently Asked Questions

Everything you need to know about SBA and financing appraisals

Q.When does an SBA loan require an appraisal?

SBA guidelines generally require an independent appraisal for loans where real estate collateral is involved and the loan amount exceeds $500,000. Some lenders apply stricter thresholds. We can advise based on your specific situation.

Q.What is a Certified General Appraiser and why does it matter for SBA?

Certified General is the highest license classification for real estate appraisers. SBA guidelines require this license level for commercial appraisals — a Certified Residential appraiser is not qualified.

Q.How quickly can you turn around an SBA appraisal?

Most reports are completed within 2–4 weeks. We understand that financing timelines are often time-sensitive and work to minimize delays.

Q.Will my bank accept your report?

Brown Valuation Group is an approved appraiser for financial institutions in Southwest Missouri. Our reports are structured to pass lender review on first submission.

Q.Can you appraise owner-occupied commercial real estate for an SBA 7(a) loan?

Yes. Owner-occupied commercial property — office, retail, warehouse, or mixed-use — is our most common SBA appraisal assignment.

Q.Do you work directly with borrowers or only with banks?

We work with both. Borrowers can engage us directly and provide the report to their lender. Banks can also engage us as their approved independent appraiser.

Q.What areas do you serve?

We serve clients across Southwest Missouri and the surrounding region, including Springfield, Joplin, Nixa, Branson, West Plains, Clinton, Lamar, and all communities within a 100-mile radius. Springfield is a key focus market for our SBA and commercial lending appraisals.
